 Q: How does this process work?

A: The process is very simple. All you have to do is submit the house information on the CONTACT PAGE. Once you have submitted the form, we will receive it via email.  Phil or one of our team will contact you within one (1) business day to discuss your house and your situation. If the situation is a win-win for both of us, he will make an offer on your home. You can then determine if you wish to accept or reject the offer.


Q: How do you determine the price you're willing to pay?

A: Just as every homeowner's situation is unique, so is the process in which  buyers and agents determine what an appropriate offer for a home might be. Things they take into consideration include the condition of the home, cost of repairs that need to be made to the home, the current local market conditions, as well as the urgency of the situation.


Q: How much do you charge?

A: There is no fee to you, the  seller.


Q: Does it matter if I have a realtor?

A: Our suggestion would be that you go ahead and fill out the form so our team can contact you. After that time, you may wish to contact your realtor to see what happens if you find your own buyer. Sometimes their commissions can be waived or fees can be significantly lowered. Our team will not contact you directly if your home is already listed with a realtor. Once you fill out the form, you can contact them at any time, but usually you would have to cancel any existing agent contracts before we can work with you.


Q: Do you only buy houses? 

A: We do not concentrate solely on houses. We are also interested in condos, manufactured houses and mobile homes.


Q: What if I have my property rented?

A: Don't worry if your home is rented.  If you have family living there we can always make special arrangements for them.  Sometimes our investors are delighted to buy a property already rented.


Q: What if I am behind on payments?

A: If you are behind on payments, we can often work out a Short Sale with your lender to get you out from under the property. We have a team of expert negotiators to deal with the bank on your behalf.


Q: Do I have to make repairs on my property?

A: No, that’s one of the distinct advantages of working with us. We will purchase the house in its as/is condition. You do not have to do anything.
